Pre-Lease:
1.Conditional on letter of employment or proof of income.
2.Conditional on verification of tenant's credit report to
the full satisfaction of Landlord and consent to check
payment habits with previous landlord references.
3. The tenant agrees that the Landlord has the right to
perform an independent credit and payment history
verification with Corporation des propriétaires immobiliers
du Québec (CORPIQ).
4.Tenant must provide proof of civil liability insurance
($2M) for the duration of the lease and must be provided
prior to the signature of lease.
5.Tenant must provide confirmation Letter of the Hydro
Quebec Account Transferred.
6.Only tenants who are listed on the promise to lease and
the lease agreement are allowed to reside within the
premise.
During the Lease:
7.No Pets
8.Tenant shall not, and shall not permit anyone to, use,
grow, smoke or vape tobacco, cannabis, or any other illegal
substance in any indoor part of the premises, the common
areas or the property of which they form a part.
9.No Airbnb or similar short term sublet. Any such activity
will be considered a repudiatory breach of the lease
10.Tenant is not allowed to sub-lease or lease transfer
without written permission from the Landlord.
End of Lease:
11.At the end of the term rented, the unit must be returned
in the same condition as when rented this includes all
inclusions of the unit, as well as the general condition of
the unit.
12.If at the end of the term the lease is not renewed, the
tenant MUST honor ALL visit requests for all prospective
tenants, for which 24-48 hours notice will be given. The
same applies to visits from prospective buyers in case the
condo goes for sale during the term leased.
