When visiting, you can park underground (entrance near Vertigo restaurant) or the exterior parking
Pre-Lease:
1.Conditional on letter of employment or proof of income.
2.Conditional on verification of tenant's credit report to
the full satisfaction of Landlord and consent to check
payment habits with previous landlord references.
3. The tenant agrees that the Landlord has the right to
perform an independent credit and payment history
verification with Corporation des propriétaires immobiliers
du Québec (CORPIQ).
4.Tenant must provide proof of civil liability insurance
($2M) for the duration of the lease and must be provided
prior to the signature of lease.
5.Tenant must provide confirmation Letter of the Hydro
Quebec Account Transferred.
6.Tenant must read and agree to building's by-laws and
regulations.
7.Tenant is responsible for all move-in & move-out related
rules & fees required by the syndicate.
8.Quebec Lease will be in English.
During the Lease:
9.No Pets
10.Tenant shall not, and shall not permit anyone to, use,
grow, smoke or vape tobacco, cannabis, or any other illegal
substance in any indoor part of the premises, the common
areas or the
property of which they form a part.
11.No Airbnb or similar short term sublet. Any such
activity will be considered a repudiatory breach of the
lease
12.Tenant will be responsible for paying any penalty due to
their failure to comply with the bylaws and declaration of
co-ownership.
13.Tenant will also be responsible for paying any fees due
to the loss of any keys or magnetic key.
14.Tenant is not allowed to sub-lease or lease transfer
without written permission from the Landlord.
End of Lease:
15.At the end of the term rented, the unit must be returned
in the same condition as when rented this includes all
inclusions of the unit, as well as the general condition of
the unit.
16.If at the end of the term the lease is not renewed, the
tenant MUST honor ALL visit requests for all prospective
tenants, for which 24-48 hours notice will be given. The
same applies to visits from prospective buyers in case the
condo goes for sale during the term leased.
