Additional terms.
1. The Landlord will be able to perform a credit check
prior to signing the lease. At the signature of the lease,
the Tenant will provide Three months + GST/QST representing
the 1st and last two months of rent.

2. The Tenant shall obtain and maintain throughout the term
of the Lease, at Tenant's sole expense, a comprehensive
general liability insurance policy with a minimum coverage
of two million dollars ($2,000,000). Such policy shall
provide notice to Landlord of any changes or cancellations.
Tenant shall provide Landlord with a copy of insurance
policy evidencing the coverage required prior to the
commencement of the lease term. The policy must be active
throughout the term of the lease including any renewals.

3. The Tenant shall assume all costs related to
maintenance, renovation, upgrades, inspections and the cost
of permits related to the customizing of the space to their
needs. A renovation plan must be submitted to the landlord
for approval 30 days prior to commencement of work
