1.The rental of the Premises includes the movable property
belonging to the Landlord, namely: the washer and the
dryer; the refrigerator and freezer; the oven/stove; and
the microwave oven, the dishwasher, windows covering, and
light fixture in the kitchen (collectively the
"Furniture"). One indoor locker is included too.
2.Upon delivery of the Premises by the Tenant to the
Landlord upon the expiration of the lease, an inspection of
the Premises and of the Furniture shall be carried out and
the deposit will be given back to the Tenant if no damages
are found beyond normal wear and tear.
3.The Tenant must provide proof tenancy liability insurance
(for a minimum coverage of $ 2,000,000) and proof of Hydro
Quebec account under their own name prior to the hand over
the key.
4.At the end of the lease, the Tenant shall deliver the
Premises and Furniture to the Landlord in the same
condition as they were in at the beginning of the lease,
except for normal wear and tear.
5.Only the Tenant(s) on Lease will occupy the Premises.
6.NO subleases or short-term leases will be permitted.
7.The Tenant must comply with all building by-laws as
enacted by the co-owners association (collectively the
"Complex").
8.The Tenant is responsible for all moving expenses (for
example, upon moving and or moving out of the Premises) as
imposed by the Complex.
9.The Tenant must behave as a good tenant, any fine from
the Complex due to misbehaviour by the Tenant shall be paid
by the Tenant promptly. If the fine is not paid in due
course, the Landlord will pay the fine to the Complex by
deducting from the last month advance rental pay that the
Landlord holds. The tenant has to pay back the same amount
to the Landlord immediately to fulfill the shortage of the
fund held in the Landlord's hand.
10.The Tenant is responsible for the cost of all lost
access devices, remote controls that the Landlord has to
replace.
11.Pets are only permitted according to the Complex and
Landlord approval.
12.This is a non-smoking residence. Planting, growing and
smoking cannabis, marijuana, inside the home or on the
Premises are strictly prohibited.
13.It is forbidden to move the Furniture.
14.It is forbidden to modify the Premises, including and
without limitation, painting all or parts of the Premises.
