This is a fixed term lease, starting January 6, 2025 and
ending July 31st 2025. These dates can be flexible if
required.
Lessor's have the right to find their own tenants. If so
this contract becomes null and void.
Their may be a possibility of lease renewal, at the
lessor's approval.
Prospective tenant shall provide a current credit report
with credit score, work letter or contract, reference
letter from past landlord with his Promise to Lease for
verification by the landlord prior to acceptance of the
Promise to Lease.
Pets; No cats, dogs allowed (to be approved by the
lessor's).Other animals to be discussed.
The lessee is responsible for mowing the front lawn every
two weeks during the summer. The lessee is also responsible
for snow removal (front stairs and pathway). Lawn mower
will be provided.
Growing of cannabis is not permitted on/in the premises.
Smoking cigarettes is not permitted in the premises.
Tenant must have tenants insurance, including a civil
liability insurance a letter of confirmation of coverage
must be provided at the time of signing the Quebec lease.
Tenants insurance liability of minimum 2,000,000.
No subletting/assignment.
No Airbnb.
No drilling in Ceramics or drywall. No drilling of holes in
ceramics (e.g. in bathroom and/or kitchen tiles) as well as
the walls, unless approved by landlord. Only finishing
nails can be used to hang up photos or decor.
No installation of TV brackets.
Tenant is responsible for any damages caused by him and
will repair said damages at his own expense.
The rental unit and all its inclusions shall be returned in
the state it was upon the signing of the lease ( except for
normal usage over time). It is forbidden to make any
changes to the interior or exterior of the rental unit,
including painting without the permission of the Lessor.
The first month's rent is due at the signing of the lease.
