3. The tenant agrees that the Landlord has the right to
perform an independent credit and payment history
verification with Corporation des propriétaires immobiliers
du Québec (CORPIQ).
4.Tenant must provide proof of civil liability insurance
($2M) for the duration of the lease and must be provided
after the signature of lease.
5.Tenant must provide confirmation Letter of the Hydro
Quebec Account Transferred.
6.Tenant must read and agree to building's by-laws and
regulations.
7.Tenant is responsible for all move-in & move-out related
rules & fees required by the syndicate.
8.Quebec Lease will be in English.
9.Only tenants who are listed on the promise to lease and
the lease agreement are allowed to reside within the
premise. Any unauthorized residents would be considered a
breach of the lease.
10.The tenant will pay $200 deposit for exit cleaning fee
which will be refunded on the last day when the unit is
returned in good condition.
During the Lease:
11.The tenant will pay $80 to the landlord for each fob key
and other keys are missing or no return in the end of the
lease.
12.The tenant needs to pay the moving in/out fee requested
from the management each time even when the price is
modified during the lease.( It is currently $200 non
refundable).
13.The tenant agrees to allow the landlord perform the
cleaning maintenance of the filter each 6 month.
14.No Pets
15.Tenant shall not, and shall not permit anyone to, use,
grow, smoke or vape tobacco, cannabis, or any other illegal
substance in any indoor part of the premises, the common
areas or the
property of which they form a part.
16.No Airbnb or similar short term sublet. Any such
activity will be considered a repudiatory breach of the
lease
17.Tenant will be responsible for paying any penalty due to
their failure to comply with the bylaws and declaration of
co-ownership.
18.Tenant will also be responsible for paying any fees due
to the loss of any keys or magnetic key.
19.Tenant is not allowed to sub-lease or lease transfer
without written permission from the Landlord.
End of Lease:
20.At the end of the term rented, the unit must be returned
in the same condition as when rented this includes all
inclusions of the unit, as well as the general condition of
the unit.
21.If at the end of the term the lease is not renewed, the
tenant MUST honor ALL visit requests for all prospective
tenants, for which 24-48 hours notice will be given. The
same applies to
visits from prospective buyers in case the condo goes for
sale during the term leased.

Inclusions: Refrigerator, stove, washer and dryer, dishwasher, hot water, one indoor garage, one locker, three ceiling lightsin the kitchen and living room, curtains and curtain rods.


Exclusions : Electricity, internet, move in and out fee plus tax, 2M tenant insurance.
