3. Tenant agrees that the landlord has the right to conduct
an independent verification of his credit and payment
history with the Corporation des immobiliers propriétaires
du Québec (CORPIQ).
4.Tenant must provide proof of liability insurance ($2M)
for the term of the lease and must be provided prior to
signing the lease.
5.Tenant must provide a confirmation letter of the
transferred Hydro Québec account.
6.Tenant must read and accept the building regulations.
7.Tenant is responsible for all rules and fees related to
moving in and out required by the syndicate.
8. Only the tenants listed on the rental agreement and the
rental agreement, and his spouse Hedi Sahnoun are
authorized to reside on the premises. Two sets of keys will
be provided to the tenants.
During the lease:
10. No pets
11. The tenant shall not and will not allow anyone to use,
cultivate, smoke or vape tobacco, cannabis or any other
illegal substance in any interior part of the premises,
common areas or the property of which they are a part.
12. No Airbnb or similar short-term subletting. Such
activity will be considered a repudiatory breach of the
lease.
13. The tenant will be responsible for paying any penalties
due to his non-compliance with the regulations and the
declaration of co-ownership.
14. The tenant will also be responsible for paying the
costs due to the loss of keys or magnetic keys.
15. The tenant is not authorized to sublet or transfer a
lease without the written permission of the owner.
End of Lease:
16. At the end of the leased term, the unit must be
returned in the same condition as when it was rented, this
includes all inclusions of the unit, as well as the general
condition of the unit.
17. If at the end of the term the lease is not renewed, the
tenant MUST honor ALL requests for visits from all
potential tenants, for which a 24 to 48 hour notice will be
given. The same for visits from potential buyers in case
the condo is put up for sale during the lease term.
