lease contract are authorized to reside in the unit. Any
unauthorized resident will be considered a violation of the
lease.
10. The first month's rent is required upon signing the

**During the lease:**
11. No pets allowed.
12. The tenant shall not, and shall not permit anyone to,
use, grow, smoke, or vape tobacco, cannabis, or any illegal
substance in any part of the unit, common areas, or
property.
13. No short-term subletting via Airbnb or similar
platforms. Such activity will be considered a repudiatory
breach of the lease.
14. The tenant is responsible for paying any penalties due
to non-compliance with the building regulations.
15. The tenant is also responsible for any fees incurred
due to the loss of keys or magnetic keys.
16. Subletting or transferring the lease without written
authorization from the owner is prohibited.

**End of lease:**
17. At the end of the term, the unit must be returned in
the same condition as at the beginning of the lease,
including all inclusions and the general condition of the
unit.
18. If the lease is not renewed, the tenant MUST
accommodate ALL requests for visits from potential tenants,
with 24 to 48 hours' notice, as well as visits from
potential buyers if the condo is put up for sale during the
lease term.
